Evans Assistant: JoAnn Snyder Greetings from the Commercial Building OfficialThe Commercial Building Division provides commercial plan review and inspection services for new commercial construction, additions, and remodels in the City through a third party agency, Professional Code Services, Inc. The Commercial Building Division is located in City Hall, 140 W. North St. on the SECOND FLOOR. Our goal is to provide an effective and efficient way to provide general information about commercial development by creating and maintaining informational handouts on the process of plan review and obtaining permits. The Commercial Building Division is responsible for receiving construction drawings and forwarding them to Professional Code Services Inc. The Division also tracks the review process (per the Commercial Flow Chart), maintains project files, and distributes Certificates of Occupany (if applicable) after all final inspections have been completed. The Division also performs land development reviews and field inspections for compliance with local City of Butler Ordinances such as zoning, off-street parking, and stormwater management, to name a few. Commercial Permit RequirementsMost building, demolition and interior and exterior improvement projects require a building permit. It is the responsibility of the property owner and/or contractor to ensure that permits are obtained prior to beginning the work. To verify what improvements need a permit,please call the commercial permit office. The cost of the permit varies based on the cost of construction. Information to assist in preparing to apply for a permit is provided below. Please note that every permit issued shall become invalid unless the work on the site authorized by such permit is commenced within 180 days after its issuance, or if the work authorized on the site by such permit is suspended or abandoned for a period of 180 days after the time the work is commenced. The building official is authorized to grant, in writing, one or more extensions of time, for periods not more than 180 days each. The extension shall be requested in writing and justifiable cause demonstrated. A permit is considered expired if no inspection approval has occurred on a project within 180 days from the permit issuance or within 180 days from a previous inspection approval associated with the permit (building, plumbing mechanical or electrical permit). If a Butler Area Sewer Authority permit is required for the project, a copy of the BASA permit must be submitted with the building permit application.
